A fence can be standing straight and doing its job while the gate beside it drags across the ground, refuses to latch, or has to be lifted every time somebody wants to use it.

That happens because the gate is the hardest-working part of most fences. Fence sections stay in one place. A gate swings, carries its own weight, gets pulled, slammed, leaned on, and sometimes catches wind like a sail. If the gate, posts, hinges, or surrounding ground were not properly planned, the problem usually becomes more noticeable over time.

A sagging gate does not always require replacing the entire fence. Sometimes it can be adjusted or rebuilt. Other times, the real problem is underground at the gate posts. Before I recommend a repair, I want to identify what is actually moving.

Start by determining what is out of square

A gate that will not latch can be caused by a sagging or twisted frame, a leaning hinge or latch post, loose hinges or fasteners, too much width or weight, an incorrectly sized opening, changing ground, limited latch adjustment, or an unsupported double gate.

These problems may look similar when the gate is closed, but they do not have the same repair. Moving the latch may make the gate close temporarily. It does not correct a leaning post or failing gate frame.

The gate posts are often the first place I look

The gate depends on two posts: one supporting the hinges and one receiving the latch. If either post moves, the opening changes.

I check whether the posts are properly sized, plumb in both directions, moving at ground level, rotting near the soil, split around fasteners, set deeply enough, surrounded by adequate concrete, affected by water or soft soil, and connected properly to the surrounding fence.

For my typical fence installations, I use 6×6 posts at gates and provide heavier concrete support than I use at ordinary line posts. A common gate-post installation may use approximately 100 to 150 pounds of concrete per post, depending on the gate, soil, grade, layout, and site conditions.

The exact amount of concrete is not the only thing that matters. Depth, hole size, drainage, soil condition, post position, and how the gate loads the post all affect the result. More concrete around a shallow or poorly positioned post does not automatically create a good installation.

Why wide gates create more leverage

Every additional foot adds weight and leverage. A five-foot gate places more demand on its hinge post than a three-foot gate made from the same materials. A large wood privacy gate can become especially heavy because it contains framing and solid pickets that also catch wind.

Sometimes a double gate is better than one oversized leaf. Dividing the opening reduces the width and weight carried by each hinge post, although the center still needs dependable support, proper clearances, latching, and a stop or receiver.

The gate frame may be sagging even when the posts are straight

If both posts remain plumb but the latch side has dropped, the frame may have racked out of square. A rectangular frame naturally wants to become a parallelogram when it carries weight from one side. Proper framing and bracing resist that movement.

With a wood gate, I check whether it was framed as a gate or simply assembled like a fence panel, whether the diagonal brace runs correctly, whether joints have loosened, whether lumber has twisted, whether the pickets add excessive weight, and whether previous repair hardware is actually carrying the load.

An anti-sag cable can sometimes help a structurally sound gate that needs adjustment. It is not a dependable substitute for a failed frame, leaning post, or deteriorated lumber. If the gate has already twisted substantially, rebuilding it may provide a better result.

Vinyl gates need internal support too

Vinyl fencing is low-maintenance, but a vinyl gate still needs structural support. Depending on the system, reinforcement may be required inside posts, rails, or the gate frame. I look for missing reinforcement, loose hinges, fasteners pulling through vinyl, post movement inside a sleeve, cracked components, excessive width, and improper clearances. A larger hinge will not solve the problem if there is nothing solid behind the vinyl to support it.

Hinges, fasteners, ground, and latches all matter

A gate places repeated stress on its hinges. I check whether the hinge size matches the gate, the fasteners are suitable for exterior use and attached to structural material, the hinge leaves or pins are worn, the hardware is corroded, holes are stripped, and there are enough hinges for the gate’s height and weight.

Sometimes the repair is mainly hardware-related. In other cases, damaged hardware is only a symptom of a gate that is too heavy or a post that is moving.

Do not ignore the ground below the gate

A gate can remain square and still drag because mulch, grass, frost movement, erosion, settling, roots, added gravel, a slope, or standing water changed the clearance. Cutting several inches off the bottom may stop the dragging, but it can create an excessive opening that affects pets, privacy, or a pool barrier.

Latch problems are not always latch problems

Before relocating a latch, I check whether the posts remain plumb, the gate is square, hinges have loosened, the opening changed, the latch still works, and the gate has adequate clearance. If the latch has been moved two or three times and the gate keeps dropping, another adjustment is unlikely to provide a lasting repair.

Pool gates require additional attention

A gate serving as part of a swimming-pool barrier is a safety component, not just an entrance to the yard. The gate, latch, clearances, opening direction, and self-closing operation may all be regulated. A gate that must be lifted or pushed closed should not be assumed to provide a dependable barrier.

Frederick County publishes pool-barrier information, and Washington County provides requirements through its pool permit guidance. Exact requirements depend on the property and jurisdiction.

When I build a pool-code fence, I use self-closing hinges and an appropriate pool latch. If an existing pool gate no longer closes and latches on its own, limit access and have it corrected promptly.

When can a sagging gate be repaired?

Repair may make sense when the posts remain solid and plumb, the frame is in good condition, the problem is limited to hardware or latch adjustment, proper bracing can restore the frame, clearance needs only a small correction, and the work will provide a dependable result.

A practical repair could include replacing hardware, reinforcing or rebuilding the frame, correcting the latch, or rehanging the gate. I do not believe in replacing more than necessary when the surrounding structure is sound.

When should the gate or posts be replaced?

Replacement may be better when a gate post is leaning, loose, or deteriorated; the frame is badly twisted; the gate is too wide or heavy; hinges repeatedly pull loose; vinyl reinforcement has failed; temporary repairs have already been attempted; the opening needs redesign; or the gate cannot reliably meet pool-safety requirements.

If the post is the problem, rebuilding only the gate will not correct it. Replacing a post without addressing drainage, soil movement, or excessive gate weight may also allow the problem to return.

Fall is a good time to evaluate a troublesome gate

By early fall, a gate has usually been through a season of mowing, backyard activity, pool use, pets, and regular traffic. Pay attention if it drags more after rain, becomes harder to latch, swings by itself, moves in the wind, pulls the fence post, leaves a larger gap, scrapes a walkway, or no longer closes automatically.

A small adjustment may be all that is needed. If the post or frame is failing, identifying it early gives the homeowner time to plan the right repair.

Permits, HOA rules, property lines, and Miss Utility

A basic hardware adjustment may not involve permitting, but replacing posts or changing a layout can raise additional questions. Frederick County states that fences in unincorporated areas generally do not require a county fence permit, although height and setback rules still apply and municipalities may have separate requirements. Helpful information includes a photo of the entire opening, close-ups of both posts, hinges, and latch, a short video showing movement, approximate width and height, material, whether it is a single or double gate, whether it is part of a pool barrier, whether the problem changes after rain, and whether private underground systems are nearby.

Photos cannot replace an on-site evaluation, but they help identify whether the likely issue involves hardware, framing, posts, grade, or the overall design.

My bottom line

A sagging fence gate is usually telling you that something has moved. The important question is whether that movement is in the hinges, frame, latch, posts, or ground.
