Who handles permits for my project?
If a permit is required for your project, Darling Builders will let you know and will handle pulling the permit. We will coordinate the permit requirements related to our work so you do not have to manage that process yourself.
What happens if my neighborhood has an HOA?
The customer is responsible for providing Darling Builders with the HOA documents and for communicating directly with the HOA. We are happy to help complete project-related portions of the paperwork, but the customer must submit the documents, follow up with the HOA, and obtain the required approval.
Who contacts Miss Utility before digging begins?
If the project requires digging, Darling Builders will contact Miss Utility before work begins. We will arrange for the required utility-marking request as part of preparing for the project.

Deck construction questions
These answers describe the standards in our deck agreement and our normal building approach. Approved plans, code, engineering, and project-specific scope always control the final design.
What size deck joists does Darling Builders use, and how are they spaced?
Our standard deck floor framing uses pressure-treated 2x10 joists spaced 12 inches on center. The close spacing creates a solid framing system and is especially well suited for composite decking. All final framing must also meet the approved plans and applicable building-code requirements.
How does Darling Builders construct deck beams and support posts?
Our standard is doubled pressure-treated 2x12 beams seated on notched pressure-treated 6x6 support posts. Final beam and framing sizes are confirmed against the approved design, applicable building code, and any project-specific engineering requirements.
How are deck footings installed?
Deck support posts bear on properly sized concrete footings installed below the required frost depth. The concrete footings are at least 8 inches thick, sized for the project and local code, and connected to the posts with approved anchors or brackets.
What type of hardware is used for deck framing?
All framing hardware—including connectors, joist hangers, bolts, screws, and fasteners—is rated for exterior use and selected to be compatible with pressure-treated lumber.
Will my deck be attached to the house or built freestanding?
Our preferred attachment method is a pressure-treated ledger board securely fastened to the home's structural framing with proper flashing and moisture protection. If code, site conditions, or the design require a freestanding deck, the additional beams and posts will be shown in the proposal and project drawings.
Will I receive a deck drawing before construction?
Yes. After the contract is signed and before construction begins, Darling Builders provides a project drawing showing the deck dimensions, layout, stairs, railings, support locations, and decking-board orientation. The customer must approve and sign or initial the final drawing before construction.
What is the typical deck project timeline?
Our standard deck contract estimates a start approximately 2 to 5 weeks after the signed contract and 30% deposit, with construction commonly estimated at 1 to 3 weeks. Actual timing depends on permits, required documents, material selections, inspections, weather, site conditions, and the specific project scope.
What happens if hidden damage is found where the deck attaches to the house?
Hidden rot, water damage, missing rim framing, insect damage, or inadequate framing may not be visible until siding or finishes are removed. We document and review the condition before corrective work. The standard deck contract includes a $1,500 charge when structural blocking, framing modifications, and labor are required to create a code-compliant ledger attachment point.
What happens if damaged framing is found during a deck resurfacing project?
Resurfacing pricing assumes the existing framing is structurally sound and suitable for reuse. Rot, insect damage, improper spacing, inadequate fastening, or code deficiencies discovered after the old decking is removed are corrected at additional cost. The standard contract identifies a $150 additional charge for replacing joists found to have existing rot or damage.
What warranty comes with a Darling Builders deck?
Darling Builders provides a one-year limited craftsmanship warranty from substantial completion. Manufacturer warranties for decking, railing, fasteners, waterproofing, lighting, and other products are separate. Natural shrinking, twisting, cupping, checking, or surface cracking in pressure-treated lumber is not considered defective workmanship.
What is the standard payment schedule for a deck project?
The standard deck contract uses four payments: 30% when the agreement is signed, 30% when materials are procured and ordered, 30% when more than half of the project is complete, and the final 10% at project completion. The signed project agreement controls the exact amounts and timing for each job.

What warranty comes with a Darling Builders fence?
Darling Builders provides a one-year limited craftsmanship warranty from substantial completion. It covers verified workmanship defects but does not cover misuse, normal wear, acts of God, or materials and products that were not supplied by Darling Builders.
Are cracks, warping, or movement in a wood fence covered by the warranty?
Wood is a natural material. Changes such as color variation, knots, checking, splitting, twisting, shrinkage, expansion, sap bleed, surface cracking, and some warping are normal characteristics of wood and are not considered workmanship defects.
Will a fence stay exactly the same height across a sloped yard?
Fence installation normally follows the property's existing grade unless the project scope states otherwise. Terrain, existing structures, grading, and manufacturer tolerances can create minor variations in height, spacing, or alignment, and those normal variations are not considered defective workmanship.
Will my fence gate ever need adjustment?
It may. Normal ground movement, frost heave, settling, seasonal expansion and contraction, and natural wood movement can cause gates to need periodic adjustment. Minor adjustments resulting from those conditions are considered routine maintenance rather than warranty defects.
Why might concrete become visible around a fence post?
Concrete can become visible later because of erosion, soil settling, landscaping work, or changes to the surrounding grade. This is a normal site condition and is not considered a workmanship defect under the standard fence contract.
Who is responsible for underground utilities on a fence project?
Darling Builders contacts Miss Utility for public utility locating when required. The customer must identify and mark private underground items such as invisible dog fences, irrigation, landscape lighting, private electric or water lines, septic components, propane lines, drainage piping, and private communication cables.
Who is responsible for identifying the property lines before a fence is installed?
The customer is responsible for accurately identifying all property corners, lot lines, and boundaries before installation. Unless surveying is specifically included in writing, Darling Builders does not locate or verify property lines. Relocating fencing because of inaccurate property information is additional work.
What happens if fence-post holes require hard digging or jackhammering?
Rock, buried concrete, heavy roots, and similar concealed conditions can require extra work. The standard fence contract lists hard digging or jackhammering at $35 per affected hole.
Who owns leftover fence materials?
Darling Builders may order extra material to prevent delays caused by defects, damage, cutting waste, breakage, or shortages. Customers are charged for materials incorporated into the contracted project. Unused or surplus materials remain the property of Darling Builders and may be removed, retained, or returned unless the customer separately purchases them in writing.
What cleanup and property restoration are included after fence installation?
Darling Builders removes construction debris generated by our work and performs reasonable jobsite cleanup. Restoration of lawns, landscaping, irrigation, grading, or other existing site conditions is not included unless it is specifically listed in the project scope.
