After a full summer of cookouts, kids running across the boards, furniture being moved around, and people using the stairs, fall is a good time to take a closer look at your deck.
I am not saying every crack or loose-looking screw means a deck is unsafe. Wood naturally changes as it gets wet, dries, heats up, and cools down. However, warning signs involving the ledger, support posts, beams, stairs, or railings should not be ignored. When I inspect a deck, I start underneath and follow the structure from the footings back to the house.
Start with how the deck feels
Walk across the deck under normal conditions and pay attention to noticeable bouncing, side-to-side movement, a changing slope, new cracking sounds, soft areas, stairs that move, or a railing that shakes under normal pressure.
A deck does not have to feel exactly like a concrete floor, but new or noticeable movement deserves a closer look. If it already appears unstable, keep people away from the affected area and do not test it by deliberately shaking it or adding weight.
Check the deck boards and railings
Look for soft or spongy boards, severe splits, raised ends, protruding fasteners, decay around screws, and areas that stay wet long after the rest of the deck dries. A single damaged board can sometimes be replaced, but several deteriorating boards in one area may point to trapped debris, poor drainage, shade, or damage in the framing below.
A loose railing is more than an appearance issue. Check the top rail, balusters, stair railing, and posts for movement, cracks, corrosion, missing hardware, or sections pulling away. Simply driving another screw through a deck board may not solve the problem; the railing post needs a dependable connection to structural framing.
Inspect the stairs from top to bottom
Check for loose or uneven treads, stringers separating from the deck, deterioration near the ground, movement at the top or bottom, loose handrails, missing hardware, and settlement beneath the landing.
If a landing settles or washes out, the stair geometry can change and the stringers can pull against their upper connection. I want to identify whether movement comes from the treads, stringers, attachment, landing, or supporting framing—not just tighten whichever screw is easiest to reach.
Examine the posts, beams, footings, and joists
The system underneath carries everything above it. Look for posts that lean, split, deteriorate near the bottom, or appear to move away from their original position. Check beams for sagging, separation, decay, and questionable connections, and watch for washed-out soil around footings.
For new deck construction, my normal standard uses pressure-treated 6×6 support posts with doubled 2×12 beams seated on notched posts, subject to the approved design and site conditions. I prefer a direct load path instead of relying on fasteners alone to hold a beam against the side of a post.
Joists should be checked for softness, long splits, sagging, improper cuts, missing or corroded hangers, separation from the ledger, and trapped water. My normal new-deck framing standard uses pressure-treated 2×10 joists spaced 12 inches on center. Existing decks may use other sizes or spacing, so spans, connections, and overall condition must be evaluated before deciding whether a repair is sufficient.
Pay special attention to the ledger and water
On an attached deck, the ledger connects the deck to the house. A visible gap, loose or corroded fasteners, softness, water staining, damaged flashing, deteriorated siding, or joist hangers pulling away all deserve attention. Some problems remain hidden behind siding or trim, where water can damage the ledger, house rim board, or nearby framing.
After rain, look for overflowing gutters, downspouts discharging near footings, trapped debris, soil erosion, and water held against posts or the house. Replacing damaged lumber without correcting the source of moisture may only delay the same problem from returning.
Rust and corrosion matter too
Pay particular attention to joist hangers, post bases, beam connections, stair-stringer connections, ledger fasteners, bolts, and railing hardware. Structural repairs should use exterior-rated fasteners and connectors approved for the treated lumber and application.
Should you repair or replace the deck?
Repair can make sense when the primary structure remains sound, damage is isolated, proper connections can be restored, and the work offers a reasonable long-term result. Replacement may be the better investment when deterioration affects several structural components, footings or framing are inadequate, hidden damage is extensive, the layout no longer works, or several major repairs would still leave the homeowner with a deck they do not want.
I do not believe in automatically replacing an entire deck because one board is damaged. I also will not call a cosmetic patch a structural repair when the underlying problem remains.
Do deck repairs require a permit?
Requirements depend on the work and jurisdiction. Replacing a few boards is different from changing framing, supports, stairs, or reconstructing the deck. Why fall is a practical time for an inspection
Fall lets homeowners address concerns after the deck's busiest season and before another winter. It also creates time to decide whether the issue is cosmetic or structural, correct drainage, plan repairs, or consider a better layout without rushing for a cookout or graduation party.
My bottom line
A deck does not need to look brand-new to remain useful, but movement, soft wood, loose railings, unstable stairs, water damage, and questionable structural connections should not be ignored.
When I evaluate a deck, I look at the complete load path: footings, posts, beams, joists, ledger, decking, railings, and stairs. I also look for why the damage happened so the repair does more than cover the symptom.

How often should I inspect my deck?
Homeowners should look over their decks regularly and after severe weather or noticeable movement. A careful annual inspection is a practical way to identify loose connections, deterioration, drainage problems, and tripping hazards.
Does one rotten deck board mean the entire deck needs replacement?
No. One damaged board may be an isolated maintenance issue. The framing beneath it should still be checked to determine whether moisture or deterioration extends beyond the visible board.
Can a loose deck railing simply be screwed down?
It depends on why it is loose. A railing post may need additional framing, blocking, or approved structural connections. Driving screws into the decking alone may not create a dependable repair.
What are the most serious deck warning signs?
Movement at the house, sagging, soft structural lumber, loose railings, unstable stairs, shifting posts, damaged footings, and heavily corroded or missing connections deserve prompt attention.
Can damaged deck joists be repaired?
Sometimes. A repair may involve reinforcing or replacing joists, but the solution depends on the damage, span, bearing points, and surrounding framing. A short board fastened over the damaged area is not automatically a structural repair.
Can Darling Builders replace wood decking with Trex while keeping the existing frame?
