When the supporting structure remains suitable, worn deck boards and railings may be replaced without rebuilding the entire deck. We inspect the existing frame first, then define which components can stay and which need correction.

Appearance matters, but condition, use, access, grade, maintenance, and the complete installed system determine the better fit.
Resurfacing can preserve qualifying joists, beams, posts, footings, and connections while renewing the visible surface.
A suitable existing frame may support pressure-treated or compatible composite boards after condition and spacing are verified.
Railings, fascia, stair surfaces, borders, and trim can be included so the renewed deck reads as one planned system.
Before installation
Before recommending resurfacing, we evaluate joist condition, size, spacing, alignment, and flatness; beams, posts, footings, and load paths; ledger attachment and flashing; structural hardware; stairs; railing-post support; drainage; ventilation; and compatibility with the selected products.
Deck boards and trim can conceal rot, insect damage, improper spacing, missing hardware, water damage, or previous repairs. If removal exposes a condition outside the agreed scope, Darling Builders documents it, explains the recommended correction, and provides the added scope and price for approval before proceeding.
Full or partial replacement may be the better investment when deterioration is widespread, framing is undersized or badly altered, supports are unsuitable, the ledger area has significant damage, or extensive repair would still leave an outdated structure.
Darling Builders approach
Review visible framing, surfaces, stairs, railings, the ledger area, drainage, dimensions, and proposed material changes.
Identify what will be removed, what is expected to remain, selected systems, finish details, hauling, and known repairs.
After the old surface is removed, check accessible framing again and document any concealed concerns.
Complete approved corrections before installing new boards, railings, stairs, fascia, and included details.
Common questions
Deck repair usually addresses isolated boards, framing, railings, stairs, or connections. Resurfacing replaces most or all of the walking surface and may update railings and trim while retaining a qualifying structural frame.
Possibly. The framing, joist spacing, dimensions, condition, flatness, connections, flashing, and compatibility with the selected product must be evaluated first.
Darling Builders documents the condition, explains the recommended correction, and provides the additional scope and price for approval before completing work outside the original agreement.
They can be, but the proposal controls the final scope. Existing railing posts and connections must be evaluated even when the homeowner initially plans to keep the railing.
Sometimes. That depends on the condition and suitability of the framing, stairs, railings, ledger, flashing, and related connections. Replacing boards alone should not conceal other components that require correction.
Requirements depend on the scope and local jurisdiction. Surface-only replacement may be treated differently from work involving structural framing, stairs, guards, supports, or a changed layout. Darling Builders handles the permit when one is required for our work.
The duration depends on deck size, removal, access, materials, railing and stair work, weather, inspections, and concealed conditions. The project-specific proposal states the estimated working duration.
